Condo Rooftop Hot Tub Deck Repair & Structural Reinforcement – Toronto - Downtown

Downtown - Toronto
Completed August 2026

This condo rooftop deck repair was completed for a property management company to restore and reinforce an existing wooden deck surrounding a rooftop hot tub. Years of outdoor exposure had caused deterioration throughout several areas of the deck. Multiple deck boards had become damaged or rotten, sections of the railing required repair, and portions of the underlying framing needed additional structural support. Rather than replacing the entire rooftop deck, our team completed a comprehensive repair focused on the deteriorated and weakened areas while preserving the sections that remained serviceable. Damaged and rotten deck boards were removed and replaced with new wood decking. The existing framing was inspected during the repair, and areas requiring additional support were reinforced with new beams, posts and framing components. The staircase was also upgraded with wood railings on both sides, creating a more secure and defined access point to the elevated hot tub deck. Damaged and deteriorated components of the existing perimeter railing were replaced where required. The existing metal hot tub handrail had become unstable and required additional attention. It was repaired and securely reinforced to restore a firm support point when entering and exiting the hot tub. Because this deck is located on the rooftop of a multi-storey condominium building, material access presented an additional challenge. Long lumber and deck boards could not simply be transported to the rooftop at their full lengths. Measurements were carefully taken in advance, materials were cut to the required dimensions at ground level, transported to the rooftop, and installed in their designated locations. Despite the access limitations and multiple areas requiring repair, the entire project was completed in approximately three days.

Scope

Replaced rotten and damaged deck boards, repaired existing wooden railings, added railings to both sides of the stairs, stabilized the metal hot tub handrail, and reinforced weakened framing with new beams, posts and structural lumber. All required rooftop deck repairs were completed in approximately three days.

Challenge

Rooftop access made transporting full-length lumber and deck boards impractical. Each repair area had to be carefully measured so materials could be cut to the required dimensions at ground level, transported to the rooftop, and installed accurately without the convenience of cutting full-length material beside the deck.

Result

The rooftop hot tub deck was restored and reinforced within three days. Damaged boards and railing components were replaced, the stairs received secure railings on both sides, the hot tub handrail was stabilized, and weakened framing was strengthened with additional beams and posts, extending the serviceability of the existing deck.

Deck Repair & Rotted Board Replacement – Property Management Project

This deck repair was completed for a property management company to address severely deteriorated wood decking that had become a safety concern. Several existing deck boards were heavily weathered and rotted to the point that they could no longer provide a reliable walking surface. Some sections had become soft enough that stepping on them could potentially cause the boards to break underfoot. Rather than rebuilding the entire deck, we provided a targeted deck repair, identifying and replacing the boards that required immediate attention. A total of 13 deteriorated deck boards were removed and replaced with new pressure-treated lumber while the remaining serviceable portions of the deck were retained. The entire repair was completed within one day, minimizing disruption to the property and quickly returning the deck to usable condition.

Wood Board & Batten Siding Restoration, Waterproofing & Water Damage Repair – Toronto

This Toronto exterior renovation project involved the complete restoration of deteriorated wood board and batten siding around an exterior door and window. The existing wood siding had experienced significant deterioration and rot over time, particularly around the window and door openings. Once the damaged boards were removed, we discovered that moisture had also penetrated behind portions of the siding and affected the underlying wall assembly. Instead of simply replacing the visible siding, the damaged areas were opened up so the source and extent of the deterioration could be properly addressed. Removal & Water Damage Repair The existing deteriorated vertical wood siding and battens were carefully removed around the affected sections of the exterior wall. Once the wall was exposed, all accessible rotted and water-damaged wood was removed. Damaged sections of the underlying wall and wood components were repaired or replaced as required, providing a solid base before the exterior was closed again. Special attention was given to the areas surrounding the window and exterior door, where previous water penetration had caused some of the most significant deterioration. BlueSkin Waterproofing Before installing the new exterior finish, the repaired areas were protected using BlueSkin self-adhered waterproofing membrane. BlueSkin was installed at critical areas of the wall assembly and around vulnerable openings to provide an additional water-resistant barrier behind the exterior siding. This was an important part of the restoration because the objective was not only to replace the damaged wood, but also to improve the wall's protection against future moisture penetration. Window & Door Flashing New metal head flashing / drip caps were installed above the exterior window and door. These flashing details help direct rainwater outward and away from the top of the openings instead of allowing water to migrate behind the trim and siding. Proper flashing was particularly important on this project because much of the original deterioration was concentrated around these vulnerable areas. Silicone & Exterior Caulking The waterproofing system was completed with exterior-grade silicone and professional exterior caulking. Necessary joints, transitions, edges and penetration points were carefully sealed to help create a continuous weather-resistant exterior envelope. Combined with the BlueSkin membrane and new metal flashing, the sealing work provides multiple layers of protection rather than relying on caulking alone to keep water out. New Wood Board & Batten Siding After completing the repairs and waterproofing, the exterior was rebuilt with new vertical wood board and batten siding. The new boards were installed to maintain the architectural character and vertical appearance of the original façade while replacing the deteriorated sections with clean, solid material. Window and door areas were carefully detailed so the new work integrated naturally with the surrounding exterior. Custom Black Aluminum Door Trim The exterior door surround was also upgraded with a custom black aluminum finish. The black aluminum creates a clean transition between the wood siding and the existing door while providing a much sharper and more contemporary appearance. The contrast between the natural wood board and batten siding and black aluminum detailing gives the completed entrance a distinctive modern look.

Multi-Level Wood Deck Restoration & Professional Staining

This project involved the restoration and maintenance of a multi-level wooden deck system located directly off the rear entrance of the home. The layout consists of: An upper deck section directly outside the back door A staircase descending to a mid-landing A second larger lower deck section Over time, exposure to sun, rain, and seasonal weather had caused fading, discoloration, and surface wear. Rather than replacing the structure, the client opted for a full restoration process. Restoration Process Included: Initial sanding of deck boards and stair treads Surface preparation to ensure proper stain absorption Professional power washing (deep cleaning) Complete drying phase Application of high-quality tinted wood stain Detailed finishing on railings, stairs, and both deck levels Special attention was given to transitions between levels and stair sections to ensure consistent color and even stain penetration throughout. The stain enhanced the natural wood grain while providing: UV protection Moisture resistance Extended structural lifespan Rich, uniform finish
